Old Cimmaron Ranch - Mountain property in southern Colorado This mountain ranch is approximately 35-50 minutes from Trinidad, Colorado at an elevation of 7500 to 8700 feet. Old Cimarron Ranch was originally set up with covenants and a POA, which has been disbanded, so technically there are no covenant enforcements at this time. Mobile and manufactured homes are okay. Some of the mountain land parcels have very rough private access roads while others have access via county maintained roads. Many parcels offer excellent western mountain views, others offer remote canyon privacy. There is varied tree covering and terrain throughout the ranch. On these mountain parcels you'll find mostly ponderosa pines, douglas firs, and spruce trees with some aspens. You'll find some parcels are perfect for off-grid living, while others are serviced with electric and power. The primary access for this ranch is through Wet Canyon, which is a growing spiritual, community-based area that is home to many artists and crafts people, and where you'll find the true flavor of "mountain folks".

    Highlights of Covenants: There are recorded covenants of record, but no POA to enforce them. The covenants speak of an "Architectural Committee" that must approve all building/construction plans, colors, and outside materials, including fences and walls 'in writing' prior to beginning. However, no such committee or POA entity exists. Due to the non-existence of any "governing body" for all intended purposes, this is basically covenant free land today.
